Henry VIII home goes on sale for £26m

A former home of Henry VIII has been put on the market for a cool £26m, making it the most expensive property to ever be offered for sale in the borough.

The price is a far cry from its £13,000 asking price in the 1950s.

The Old Rectory in Church Road, Wimbledon Park, once owned by Henry VIII, is Merton‘s oldest home dating back more than 500 years.

Built in the early 1500s, the medieval mansion is set behind St Mary’s Church within 2.5 acres overlooking the All England Tennis Club.

Spanning a massive 16,200 sq foot, the palatial grade two listed building boasts 10 bedrooms, 9 bathrooms, 8 reception rooms and a medieval chapel – the oldest part of the house.

Norman Plastow, president of The Wimbledon Society historical group, viewed the house in 1953.

He said: “I looked at it when it was up for sale in the 1950s when it sold for £13,700.

“I went over it in detail and I have been there several times since. “There are interesting things like a tunnel by the study.

“There’s a very thick piece of wall and a builder who worked on it opened it up and found an underground tunnel but we never found out where it went.

“One of my favourite parts was that to get up to the top floor attic you opened a cupboard and inside the cupboard was a staircase which finished at knee level and you pulled a handle and out came two more steps.

“We looked at it partly from the point of view of the house and the land it had, but it was a tremendous amount of money at the time.

“I trained as an architect for six years and when I got a job the pay was £400 a year, which puts it in perspective.”

Over its 500 year history the Tudor mansion has played host to kings, lords and countrymen including Lord William Cecil Burghley, Elizabeth I’s principal advisor and First Minister.

Its gardens were designed by the landscaper responsible for Hampton Court Palace and include rolling lawns, a medieval fig tree trail and pond.

6) Via Suvretta, St Moritz – Switzerland

The winding Via Suvretta in the exclusive ski resort of St Mortiz is the only street that saw prices rise by 18%. Local agents reckon the rising prices are due to buoyant demand from the super wealthy looking to relocate to Switzerland, especially from countries, like the UK, where governments are increasing tax rates for the wealthy. Residential prices in the top neighbourhoods of Geneva and Zurich are also experiencing a mini price boom. The strong Swiss franc is also inflating dollar prices for property in Switzerland. Pricetag: $45,000 per sq/m

5) Avenue Montaigne – Paris

Avenue Montaigne in the 8th arrondisement – which includes the Élysée Palace, official residence of President Nicolas Sarkozy, maintains its eternal allure of Paris among the world’s wealthiest. Estate agents say there have been little changes in the prices paid for top properties on the street in the last year. The strong euro also makes the dollar prices for residential property in the city higher than they have been for some time. Avenue Montaigne is part of the city’s Golden Triangle, which includes the Avenue Champs-Elysees and Avenue Georges V. Pricetag: $54,000 per sq/m
4) Kensington Palace Gardens – London
Kensington Palace Gardens, the private road that abuts Kensington Palace and houses several embassies, including the Russian delegation, is still the fourth most expensive street in the world. Prices on KPG, as estate agents call it, have come off no more than 15% to 20%. Two properties have been sold privately on KPG this year, according to estate agent Savills, which indicates demand is still strong for London’s most exclusive address. Pricetag: $65,000 per sq/m
3) Fifth Avenue – New York
Fifth Avenue, New York City, has the most iconic status of all the streets. But prices on the best parts of Fifth Avenue have come off the boil in the past 12 months. A 400 sq/m apartment with terraces overlooking Central Park on the Upper East Side of Fifth Avenue sold for $29m in June. Local estate agents say the market has been affected by the lack of supply, with residents reluctant to sell because of perceived price discounts. Pricetag: $72,000 per sq/m

2) Chemin de Saint-Hospice, Cap Ferrat – South of France
Less than 30 miles down the road from Avenue Princesse Grace, Chemin de Saint-Hospice is the second most expensive street in the world, where the top properties sell for $100,000 per sq/m. Chemin de Saint-Hospice snakes through Cap Ferrat with its 15 houses commanding beautiful Mediterranean views. Local estate agents say there is one property for sale on Chemin de Saint Hospice, but it is being sold privately and its price a closely guarded secret. Pricetag: $100,000 per sq/m
1) Avenue Princesse Grace – Monaco
Still the most expensive street in the world, expect to pay at least 91.740 Euro($120,000) per sq/m on the iconic Avenue Princesse Grace for a modest apartment with one of the most spectacular views in the world. But that looks like a bargain from a year ago, when top end residential properties on the street were $190,000 per sq/m. A 334 sq/m four-bedroom penthouse on Avenue Princesse Grace is on the market at $50m – around 113.900Euro($149,000) per sq/m – not including a 220 sq/m terrace. Local agents reckon asking prices are being discounted by as much as 20% and the above property will probably sell for closer to $40m. Monaco-based independent agent Pieter van Naeltwijck said transactions had fallen 25% since last year. But he said super-rich Russians were beginning to come back into the market, fuelling renewed demand.

xlarge_poolaptBrian Moylan — Today in rich people things: Here is a Manhattan couple selling their Chelsea townhouse that has a full-sized swimming pool in the living room. Yes, that’s right. They have their own swimming pool that’s probably larger than your whole apartment.

Evelyn McMurray Van-Zeller inherited the house on 15th Street between Seventh and Eighth Avenues with the 15-by-30-foot pool in 1995 when her brother died. She refers to the house as her brother’s “bachelor pad” where he threw “great parties” in the pool. (Man, I wish I’d been invited to those orgies.)

The worst part about having the pool, Ms. McMurray Van-Zeller says, is that it makes it hard to clean her medieval art collection. Oh, the tortures she faces!

Well, if you want to be able to watch TV while enjoying the delightful aroma of chlorine and the wistful reflection of light dancing across the shimmering surface of the water, the house can be yours for just $10.955 million. Oh, that’s nothing! I’m putting in a bid.

How much can Jeter make in next deal?

The All-Star shortstop’s four-bedroom, 5,425-square foot loft on the 88th floor of Trump World Tower in Turtle Bay was listed on the Trump Sales and Leasing website.

Jeter bought the high-rise piece of heaven for $12.6 million from Donald Trump in 2001, shortly after agreeing to a $189 million, 10-year deal with the Bombers.

Officials at Trump World Tower declined to comment on the prospect of losing Jeter as one of their prize tenants.

Jeter, 36, is playing out the last year of his Yankee contract and the sale of his bachelor pad is bound to fuel speculation that he’s ready to bolt Gotham.

“Don’t miss this rare opportunity to own a penthouse on top of The Trump World Tower,” the website listing says, describing soaring 16-foot floor-to-ceiling windows, featuring a panoramic view of Manhattan.

The apartment also has 5.5 bathrooms, a fireplace, an eat-in kitchen, dining room, media room, living room, library, gallery and even a powder room.

Jeter, who dates “Friday Night Lights” actress Minka Kelly, also has homes in Marlboro, N.J., and upstate Greenwood Lake.

In the off-season, he lives in Florida, where he is building a 30,875-square-foot, waterfront mansion on Davis Island in Tampa.

Known for his modern designs, Los Angeles- based architect Steve Hermann finished his latest project in Montecito, Calif., about four months ago.

Mr. Hermann considers the home, called the Glass Pavilion, his “opus.”

When he builds in the Hollywood Hills orBeverly Hills, Mr. Herman says he is usually restricted to a small lot.

This lot measures about three-and-a-half acres and gave him the space he needed to create a home featuring walls of glass.

“Here I have complete privacy,” Mr. Herman says.

“It allows you to be one with nature inside the house.”

The 13,875-square-foot home features five bedrooms, five-and-a-half bathrooms, a kitchen with a wine room and an art gallery that displays the architect’s vintage car collection.

Mr. Hermann, who has a passion for mid-century modern furnishings, also designed some of the home’s furniture, including the benches in the hallway.

He originally built the home for himself, but while the six-year project was underway, he says, his plans changed.

Among those changes, he notes, was the birth of his daughter, now 10 months old.

Mr. Hermann says he will likely rent another home for awhile before embarking on another project for himself.

The home is now listed for $35 million, and the furnishings are negotiable. Suzanne Perkins of Sotheby’s International Realty has the listing.
